I have had police call me...   They thought it was funny and asked me to take the lady off my list.   I have some funny voicemails saved that people have left....

I work out of an office space and at least 3 times I have had sellers who have received my mail piece show up looking for us.  Nothing bad though..   They all wanted to sell...   So motivated they stopped by :)

You get a property under contract for lets say 90k.   In that contract you have an agreed to Earnest Money Deposit.  ($10, $100, $500, $1000) and that goes to the title company.  

You then Assign the Contract for 10k (100k Purchase Price to end buyer) and take $2,500 Non Refundable Earnest Money.

Then when Closing day comes....   Seller sells property directly to the End Buyer, and You get paid $7,500 (Difference between the 10k Assignment fee and what he already paid you) PLUS you get back your Earnest Money if you sent it in and they cashed it.

Damian B Don't overlook Trenton, NJ. The Houses are Cheap, and the rents are strong. Just like philly there are areas to avoid and areas to invest. I would also argue that the dealing with the legal system and the licensing system in trenton is easier than in philly. I have heard stories from landlords in both areas and that is my take. I am currently not a philadelphia landlord so I have to go with what other investors have told me about the philly. I am a Trenton landlord and have first hand experience dealing with inspectors and the court system there.

Spoke with the lawyer, Because there are still married I need to have her sign the agreement for sale also, even though she is not on title. I don't see her doing anything other then letting this deal go completely to foreclosure. I will still talk to the bank mostly for the experience and to see if it is worth getting into a conversation with her.

Here is the situation

This is in PA

Man buys house. Man is on deed and on mortgage.
Man Gets Married.
Man and wife live in house a few years.
Man and Wife are at odds - He leaves and moves on.
Wife agrees to stay and pay the mortgage.
Fast Forward 2 years
Mortgage is 18 months behind
Man is still married to this woman.
She has no lease, not paying any rent, and he considers her a squatter.
He is trying to save the property from foreclosure.
He wont be successful if she is in the property.

I am going to speak with a lawyer, But until then curious what the community thinks.

My Assumptions are:
If he calls the police to remove a "squatter", she will say He is my husband, I have a right to live her, blah blah blah and they will say it is a matter for the courts.

If he offers her cash for keys she would laugh. Why take a few hundred bucks if she is living for free on his dime.

If he takes her to eviction court, they will pawn it off on "marriage" court.

If "marriage" court gets involved the property will be foreclosed on before he can get her out and attempt to save the property.

Thoughts?

Bill G. Trust me I am not losing sleep over it. I am actually really good at sleeping!

I am excited to see how the conversation with the bank goes. If I can help this guy I will. That's why I am in this business is to help people. After talking to the bank I will know if I can help him. If I can't I will try to refer him to someone who can.
