Guys, I've got a pretty great flip opportunity on Long Island if anyone is interested. Large home on the water in Babylon, directly across the street from South Oyster Bay. 4500+ Sq. feet, three stories, amazing designer bathroom. 

The house was sold at an auction last year and needs to be lifted. The contractor who owns the house is willing to do the lift at his cost (quote is at $108k). The interior of the house doesn't need much work, it was completely renovated after the storm. When the home was sold to the state they pulled out the kitchen appliances, furnace, and some of the dimmer switches, but otherwise everything is in place.

Comps in the area range from the high 7's through over 1 million. After the lift, I would relist this home at least at 900k, maybe more. 

Once lifted, the house will gain an extra room (where the current garage is), which can become another bedroom, home office, theater room etc. etc.

Hey Guys,

I came across a deal from a developer I'm working with. They bought out a number of properties at a Sandy auction last year and are looking to unload one of them to another investor to free up some cash to finish their other projects. 

The house sits on a good size lot in Island Park. It needs to be lifted, however the current developer has all the necessary permits already. You can come in day 1, have the utilities disconnected, and lift the house. It's already gutted inside and ready to go up. 

The square footage is listed at 828, but to be honest the house seems a lot larger than that. Because the floor joists have been taken out I can't get inside to measure. There is also a structure to the rear of the house that was a converted garage being used as an illegal apartment. There may be a number of possibilities here, including knocking it down and adding an extension to the rear of the house.

Hey David, congrats on your first flip! Have you listed the house yet? 

I only ask because I'm both a Real Estate Investor and an Agent. A lot of the times we work with developers and investors and they list the house well before it's finished to give a potential buyer the opportunity to pick out all the finishes themselves. 

Of course, this isn't always the best strategy because if the home isn't far enough along you don't want it sitting out on the market for too long. 

Anyway, being that my business partner and I have a good amount of experience both flipping and selling homes, I'd be happy to give you some advice. Shoot me a PM and give me some more details about the house. Hopefully we can help you out.

Also, taxes are 28k, and there is a tenant in place till December 1st 2016 (1 year lease with landlord's option to renew for an additional year.) They're paying $2,500 a month. They're very happy and would like to renew, but it will be up to the buyer whether they want to keep them on or not.

Hey guys,

Just wanted to tell you all about a property I'm selling in Mineola, NY. It's a 2400 sq ft commercial property sitting on a 5,150 sq ft lot in the heart of Nassau County.

We're a residential real estate brokerage and investment group. We bought the property a little over a year ago at a bargain basement price. The building was in poor condition and required major repairs. At the time, it was also smack in the middle of a massive development site, making access difficult. We had planned to locate our office on the main floor and rent out the 2nd floor.

After utilizing the property for 6 months, we found the majority of our business opportunities to be in another community (Long Beach, on the South Shore of Long Island). Hi guys.

I have a lot of 98 storage cages with ceilings. Mostly  6'x'6'  with 8' ceilings. Some custom sizes as well. The cages are here in NY but we're willing to ship them. They're perferct for multi-family buildings that need storage space for residents in the basement.

Here are the details:

Cages are post-panel-post system sized at 6x6 and various/custom sizes to fit. Cages HAVE CEILINGS. Heights at 8'-1". Doors equipped with keyed cylinder locksets. Includes electro-static factory paint application in gray.

Material quoted above is #10 gauge, woven carbon steel wire, 1x2 rectangular mesh welded into 1 1/4 x 1/8 angle frame.

These cages normally sell for well over $1,000 per unit and are an absolute steal at this price. Shipping included within the continental US.

Construction:

1) Wire: Constructed of 10 gauge steel wire woven into 1-1/2" diamond mesh, securely clinched to frames.

2) Vertical Frames: To be 1-1/4" x 5/8" cold rolled "C" section channels with 1/4" bolt holes 12" o.c.

3) Horizontal Frames: 1" x 1/2" cold rolled channels.

4) Center Reinforcing Bar: 1" x 1/2" cold rolled channel tenoned to side frames. All wires passed through center bar.

5) Top Capping Bar: 2-1/4" x 1" cold rolled channel with 1/4" "U" bolts long x 2'-4" oc.

6) Corner Posts: 1-1/4" x 1-1/4" angles with 1/4" bolt holes to match partition.

7) Floor Sockets: 2-1/3" high with set screw adjustment.

8) Joints mortised and tenoned.

9) Hinged Door Frames: 1/" x 1/2" channel with 1-1/4" x 1/8" flat bar cover three sides, 103/8" x 3/4" x 1/8" angle riveted to locks sid

10) Doors: Each door to have 1-1/2 pairs butt hinges riveted to both door and jam.

11) Hardware: Doors shall have substantial mortise-type cylinder locks operated by key outside, recessed knob inside. Bolts, hardware and accessories shall be included for complete installation. (Lock cylinder by Section 08 70 00.)

12) Field bracing furnished by erector to underside of slab or as needed.

13) Paint: Finish - one standard shop coat - gray enamel.

Just wanted to say hello to everyone out there. My name is Steve and I've been involved with Real Estate in varying capacities for a while now. I'm currently the media director of a boutique agency based in Mineola. I handle all the virtual tours, property videos, photos, and advertisements related to our listings.
