Hi All,

Out of state investor based in Southern California. I've been building a portfolio of small multi family in Chattanooga, TN over the past several years. Recently started buying SFR in Kansas City, MO and have been hitting the ground running. Just closed on my 9th single family (7 buy and hold & 2 flips) since April. Jumped in with both feet on full renovations. Not full BRRRR, but pretty close. Looking to connect and network with other out of state investors who've had success or those who are looking to get started in the KC market.

I recently added this insurance to all of my policies in both Kansas City and Chattanooga.  I have not personally had to use it, but a close friend of mine did in KC and they paid out no issues.  Additionally, the insurance adjuster said he gets several a week in the Kansas City area due to clay pipes.  Seemed worth it on my end.  I don't work for an insurance agency nor am I trying to sell anything, but the local company I use is great and explained the fine print in detail.  Send me a message if you'd like there info.  

Looking to help my property management company find a solid Collections Agency.  They have been incredible in dealing with my properties across the country and I'm looking to bring some value to them.  They have switched between several companies over the last several years with about a 5% success rate.  I love that they are still looking for solutions instead of subscribing to the "that's just money lost" mentality I have heard from other PM companies.  

Does anyone have any recommendations on Collections Agencies with higher success rates that operates in Tennessee and Georgia?

Looking for any solid general contractor recommendations  in the Chattanooga, TN area who work with out of state investors.  I have used three so far, all with varying degrees of dishonesty and subpar work.  Would really appreciate any good contacts.  Appreciate it!

 I could not agree more with @Brian Andrews on this one.  Charles has helped out myself, my family, and close friends with finding deals in the area.  All from out of state.  Highly recommended.

@Marteki Codjoe I could not recommend anyone more than Charles Jabley at Keller Williams for out of state investors.  His comps are detailed, accurate, and provide details about the local area that make you feel like you're a local investor.  He has helped family members, close friends, and myself purchase and sell properties in the area, all from out of state.  Please feel free to reach out and I can give you his direct contact information.
