Welcome neighbor. I listen to BP podcasts just about every day (and am just now getting on to the forums here). Sounds like we have some of the same goals. I have a experience as a lender and as a Realtor so if I can help let me know. 

Post: anyone have experience buying foreclosed properties at auction?

I've been through the auction process with various sellers/banks/etc.. Generally speaking its' not more difficult than working through the typical transaction process (where the listing agent may or may not be someone great to work with). Sometimes you can go through these properties and evaluate them. Sometimes you can't, or they are sometimes still occupied. I haven't found anyone that wants to deal with that side of it. I'd love to hear other's experiences though on purchasing properties at auction with people still living there. I think I can stomach a lot but don't think I can do that one.

I’ve been through a few of each general field (HVAC, plumbers, electric, trim, etc.) and have thinned down who I work with and who I refer based off of work done at my own places. Other professional fields that I never personally needed through the years I have used professionally (as a Realtor) or just ask other pros for referrals. That usually works pretty well because as agents our reputation lies on our referrals, so the crappy guys and gals tend to get weeded out.

There is a great deal of rentals listed on MLS as well as "sign in yard" like fsbo ... In hotter areas the sign is out for a few days and that's all it needs. Of course others are overpriced, etc.

Drive the neighborhoods you are interested in. I can send you rental listings in the areas you are interested in. Keep lookin on Craigslist etc. some of these places don’t even require an online listing. They just go that fast.

I agree with much of what is being said here. This place does not look like a good move. However, finding an investment property in the Gloucester County NJ area is certainly possible. If you are in the area let’s meet up. I’ll show you some that are currently being worked on as well as some that have already closed and are advertised/rented. On a side note, I have seen plenty of people trying to wholesale places around here and they do not know what they are doing - and sometimes those are the homes that get posted as “deals”. You have to know your area or at least know someone that does. I’m sure that’s a no brainer and doesn’t need to be said. :)

Daquan I am in South Jersey. I am a Realtor and work with a handful of investors. I have a few under contract and/or in the review stage. If it will help, hit me up and I’ll take you by a few in an area that I know well and you can maybe get a feel for what others are doing. In an hour or two I can show you some good deals and some ones that no one wants, and rightly so. Hope this helps.
