Hey Maj, 

All their data is sourced from 3000+ counties in the US. They have their own advanced systems in place to automate updates and refine data. However updates are also county dependent, so the only way to really get up to date information as it comes out is from the morning the county releases new info.

We find a lot of our Users like pull under 1 acre lots, Individual or trust owned with an ownership period of 10 years or more. 

Funny that you bring up how some don't even realize they still own a certain piece of land... I get calls about lots I have forgotten about. Last year I had one with a ton of liens on it from the previous owner and a builder got in contact with me which I ended up selling it to him. 

Funny how we get so caught up in the day to day you can forgot about even assets you own lol.

The best market IMO is your backyard. Working local is a great way to get comfortable with the wholesaling process. Especially when it comes to determining value!

Unless you live in ghost town, I would suggest sticking it out locally. 

If you absolutely had to, OH, FL, TN, MO, KY, GA, TX all have really good markets.

Welcome to BPs. I think it is a great idea to get your license. If you take the course seriously you will gain a ton of basic real estate knowledge which will help curb the learning of REI in some ways.

If you are looking to accelerate your learning process there are a ton of mentorships out there depending on what kind of niche you decide to get into. I would definitely not overpay for a course our mentorship though. You want to have capital aside to do your own marketing/lead gen and to contribute to your initial project.

 WOW! That is not bad at all. Great to see some people charging a modest fee and give back value. There area also people out there who will do it for free and if you want to find a true mentor I would find someone doing deals in your area and see if you can help with their lead gen (AKA doing cold calls for them doing other forms of marketing etc.)

Hi @Evan Hooke,

Sounds like you need to find some off market deals! There's a few ways to go about it: 

You can go to local meet up events and find wholesalers that are moving deals in your area. There is definitely a ton of wholesalers that do deals in Cleveland so you shouldn't have any trouble teaming up with someone there. 

You can also pull you own list of targeted Sellers using proptech software. There are some free ones out there if you look hard enough!

It really depends on what niche you're looking to get into. There are many ways to get involved in real estate and REI. I would find a niche that speaks to you, whether that is wholesaling, fix and flips, building a rental portfolio or even a way to assist other investors with their endeavors as a virtual assistant to gain some income and experience until you're ready to take on your own deals.
