Have you considered Florida or Georgia? Like you, I grew up on the east coast as well (Florida) and ended up out here. I own my primary home here but have considered purchasing property in Florida since I still go out there a few times a year.

Is it possible to use funds from your 401K as a down payment on a rental? If so, is it wise? With the median home price in my market above 400K, even saving up enough for a 3% down loan would take a lot of time on my income.

Well, seeing as how I’m only 31, I would probably tell myself to keep collecting those Pokémon cards and keep them in great condition.

I ended up finishing this project a few months ago, and the walls came out great! Texturing was a pain in the *** but It all worked out. Thanks for the help @JD Martin and everyone else.

I would say try to tough it out. I didn’t go to college out of high school, went in the military and spent 8 years learning a high-paying trade, got out and used those skills to get a well paying job, and now I’m doing school in my off time because I see people (mainly engineers) come into the workforce making close to what I’m making right off of the bat.

Can't really help with multiple people using a VA loan, but I don't think you can. You should reach out to @Robert Jones when you get out here. This Fort Collins market is insane and he helped me use my VA loan to get into my first house out here. He was featured on the BP podcast and knows the market here like the back of his hand.

How’s it going BP, got an issue that I’m hoping I can get some guidance on.

My mother lives in Ormond Beach, FL. She’s currently renting a home and has one of the bedrooms rented out to a 30 year old guy (I’m not sure if the person who owns the property knows she is renting a bedroom out). Apparently this guy has been a huge problem as far as drugs, being verbally abusive, and all types of things, and refuses to leave. Aside from me flying out there and physically dragging this guy out, I’m not sure what she can really do. Does anybody have any good guidance?

If I had that kind of money, I would find one of these hungry guys on here who is in the saving and learning phase, and have them bring you deals for equity splits and such.

I usually get some blow back for this, but I would say 100% join the military. I worked on aircraft in the Marines for 8 years, got out, and used my VA loan to get me into a very pricey Fort Collins market, while working a job with a good wage because of my aviation experience, WHILE earning another income to go to school utilizing the GI bill. It's a ton of work, but I credit my time in the Marines with giving me that work ethic. All of that aside, you learn a lot of very good lessons, have a ton of fun, and meet a lot of awesome people and future connections.
