I'm slightly North of Austin, but always looking. A deal is a deal and no matter how this all plays out, people will still need a place to call home. Potentially some great opportunities to be had in the coming months. Buy and hold for me.

One option to think about is finding a home to purchase and move into, rent out your current house (Especially if you have equity in it. This should mean that if your mortgage payment is low enough, you will already be cashflowing, OR if it isn't as low as you would like you can refinance or recast the loan for a lower payment to get to cashflow). This is what we did and how we were able to rent our first home out, while also feeling secure about it. We now cashflow $1000/mo. on that property and should be able to rent out the home we are currently living in about 2 years from now and cashflow $200-$300/mo. Those are my two cents and it may not fit for your specific situation, but something to brainstorm on!

Just watched a few videos on crowdfunding including BP's "What is Real Estate Crowdfunding?" video. Starting to steer away from it, for my specific scenario. I think I value having my hands on the deals and having a higher level of security, knowing that most variables have been accounted for by myself.

I would like to acquire 5 or fewer properties and pay off the debts as quickly as possible.
We are living in what will be our second rental now and I'm feeling a little stagnant.
I would like to purchase a 3rd property but there are a few factors holding me up, one of them being fear. The areas I am looking in are hot markets and I don't really have a ton of cash on hand to invest even if I did find a deal. (excuses) I'm essentially wanting to do SOMETHING, but don't want to do the wrong something. I'm really hoping that this will appease some of my desire to invest, without me investing in something I shouldn't. Does this mean I'm emotionally investing and I should just force myself to be patient or put in more work to find deals??
The current plan is to pay down debts as quickly as possible. Should I just double down on that plan and stay disciplined? I'm sure some of this would require more details about my specific situation to really answer.

Was told recently that in Texas you cannot get a home equity loan on an investment property.
Is this true? or is this a matter of finding the right lender with more knowledge on real estate investment?
If it is true, what is your best advice on getting equity out of this investment property that we have a sizable amount of equity in?

Hey everyone!
So I visited https://villagefarmaustin.com/ today.
I've posted some pictures that I took while there. Sorry for the few sideways ones =/
In speaking with the sales representative it sounds like they just opened up for business about 40 days ago. These fancy little tiny homes are going for $98k (high side for tiny homes). Plus, the tenants are paying $600 lot fees in what is essentially an RV park. They do have two pools, a hot tub, and a few other amenities, and you don't pay any property tax, since you don't own your lot. They do have a spec home that goes for $70k. We will see what the future of tiny home communities looks like, and should be able to gauge the potential off of what this community does. They are far ahead of some other communities that I've seen (even though they are still in the beginning stages) and have one of the best overall master plans that I've seen for tiny home communities. I'll be watching this one with interest.

Quick update. I have reached out to Village Farms and am waiting to hear back.
I will also be visiting their property this Saturday, Aug. 4th for their open house to check it out!
I'll take some pics and will update on the experience and what the overall feel of the tiny house market is in the area.
