When building an ADU do you have to use an architect to make the plans or can the builder do that? I am looking to build an 800 ft ADU. I am anticipating cost of $150/sqft.

Looking for help. Would be grateful for any assistance any of you could provide. Looking to purchase this deal as a rental. It is in my local market in an area that is not a war zone but also not the best neighborhood in town. I would plan on holding this as a long term rental. The numbers look really good as far as COC return. I ran the numbers by property managers and they agree the income is achievable. Please let me know if I missed anything here.

If anyone could take a look through my numbers I want to make sure I am not missing something. I used higher numbers than what was provided by the owner. I also think I was being conservative on capex and maintenance. The roof is 14 years old which does concern me a bit but I calculated in getting a roof inspection done on top of the main property inspection.
