@Peter Dukaj Outside of a few variables to watch out for such as environmental surveys and wetlands areas, there's certainly potential for decent lots within this price range

@Elaine Goepfert How confident are you that the new appraisal represents the correct valuation? The changes in the market we've see don't equate to the difference in appraisals you received over the stated time period. Either the first appraisal received was absurdly high and the new one represents the accurate value, vice versa, or a combination of both. Even though you may have to come out of pocket for the expense, it may be worth asking if they would consider a second opinion on the appraisal. If it comes back the same, you're back to square one, but in either case, now is definitely the time that you need to be contacting an attorney, likely one that can help with the real estate side, and another to review bankruptcy options

Hi @Yulia Volokhina,

All of these markets are very close to each other geographically, so you're not going to see massive differences between any of these. One thing that Cape Coral does offer over the others though is that being a much larger market, inventory will be more diverse, so you might have better luck finding a specific property type and price point. Cape Coral also offers a great supply of homes that are not in flood zones and otherwise have low storm risk, particularly with some newer builds

In terms of cash flow, single family in general is not going to be the best bet for optimizing that focus. However, Cape Coral, Fort Myers, and Lehigh Acres all offer multifamily inventory in comparable price ranges of single family homes in the other markets you mentioned, which will allow significantly higher cash flow potential

Hi @Renzo Figueroa,

To further clarify your questions regarding the Cape Coral market, unfortunately, your maximum budget will not allow a turnkey purchase with positive cash flow. Although we have seen significant changes in pricing over the recent years, one thing that hasn't changed is that we still aren't seeing positive cash flow out of single family homes with any kind of financing in place, specifically with long term renters in place. This was the case before prices started rising, and I expect that it always will be the case. With that being said, if you're looking to maximize a cash flow focused strategy, you're going to need to start with at least a duplex, which we have a great supply of in both Cape Coral and several other surrounding markets. Pricing between these two will be similar, although both currently exceed your current budget

Hi @Nancee Larson,

If your property is currently vacant, or at least one unit, I would recommend leaving it like that to make showings easier during the sale process. In addition to that, most buyers have a preference for placing their own tenants versus inheriting tenants, even if they just moved in. This allows the buyer to ensure that the tenants have been fully screened according to their own standards, and doesn't leave any questions
