I accidentally found it when searching landlord information on Pinterest. An article I was reading on there made mention to BP. Needless to say after finding BP I don’t have to search Pinterest for landlord info anymore.
Michael Brattelli you mentioned your agency has an in house PM. Can you elaborate on that? Is she from an outside agency or does your agency offer clients PM if they use your realtors to list rental properties?
I’ve also been attempting to find a reputable PM company to oversee my units. What I’ve found in my search is that you have to read the fine print within your contracts. There appear to be fees for everything! If your tenant, who you placed and is currently living in your unit continues at the end of their term, you pay the PM for that. I attempted to have the PM company oversee only one of my units as a “test run” to see if they’d be a good fit and they weren’t as eager to work with me and my rates changed. When they thought they were getting my entire portfolio at once it was a different story. Eventually I’ll hire a PM but I need to find the right one. So far the only ones who I’ve been in contact with have been Reality Solutions and another smaller company owned by Reality Solutions. Don’t get me wrong, what the company offered was great but I want to get a PM who comes highly recommend. If you find success with a company please post your experience. Hey BP world. I'm getting into another deal however this time it's with partners. I reached out to my RE attorney who suggested I contact a law firm that deals specifically with partnership agreements. I'm looking for any insight from other members who have been in this position before. How do you put your agreement on paper? Do you use an attorney to write up a partnership agreement? Are there online legal sites/apps that you can pay for this type of service? Do you simple write up an agreement and get it notarized? My partners and I just want to make sure we get into this deal with all the terms on paper and agreed on ahead of time. Thanks for any insight, suggestions and/or your own personal experiences if you were/are in this position.

I’ll agree with others on this thread. I like SmartMove for background checks. The applicant pays $35. I make each adult on the lease complete it. If they are the selected tenant I give them a rent credit. If they are not the selected tenant/s I’ll provide them a copy of the report but they eat the cost of the screening. SmartMove pulls criminal & eviction which is great.

@Eric V. I’d be happy to touch base with you. I’m directly outside AC but there are a number of investors that share your same thinking.

Checkout ezlandlordforms.com there’s a lot of great State specific landlord forms on there. Not sure about lease to own information but it’s a great site with some free forms and others that you have to pay for. There is also a spot on BP now that offers State specific lease documents that you can pay for.
