@Account Closed I know 2 passive investors who partnered with inexperienced JV partners. Their stories did not turn out well. 6 figure problems that become active loss mitigation instead of promised returns. I look for people who have the financial ability to make me whole and the deal is structured that I am protected first, not the JV. Learned (and continue to learn) that lesson the hard way.

@Adam Johnson I make my own on seller carry notes. I also direct mail for them. 

The 12-15% goal is admirable. I've gotten my butt kicked being a "yield hound". Those numbers come with elevated risk and work. A boring 8% is more achievable.

Flooded the basement in spite.

Cement in the toilets

Punched a hole in a wall. Put in garden hose. Grew some lovely black mold.

Upstairs failed toilet leaking into kitchen. Still using both.

Stripped wiring 

Why do I keep doing this?!?

Had a debate with a long time rental owner. She likes kids. I don't like kids. She says the right house near the right school = long term tenant. I say kids = damage and wear and tear.
