Paper Source is having their annual seminar in Las Vegas in a couple of weeks. Lots of eduction and networking there. Maybe a good way to take a deep dive.

there's risk in this business. The biggest is counter party risk. Keep your team small and trustworthy. None of us are Warren Buffett. But we somehow want to make a better margin than he does.

@Claire Lee Mobile homes are rapidly depreciating assets compared to,  say, a brick home. So age and condition are key. Like

@Paul Moore said, these aren't easy. I have several and am buying more. The tenant always matches the property. Lots of delinquencies, damages, We are leaning toward widowed retirees when possible. Just less wear and tear. If you're new, find your local REIA. Get on Zoom calls. Ride along on someone else's deal. Be a deal finder and learn from someone else's efforts. Get in a deal with hard work since you don't have money to make mistakes.

I had a problem with a title recently, the president of Tax Title Services took a personal interest. Got solved in a month. Hope you get same attention.
