Nice. House hacking is a great start. There are plenty of duplexes in New Orleans so perhaps you should do it again. I also recommend you attend the local meetups and get to meet all the investors here. I run the Westbank Real Estate Investors which meets on the 2nd Thursday of each month in Gretna. We interview local investors and have great networking. There is is NOREIA which has good national speakers. The North Shore REIA is in Covington and is more similar to ours. There is also one in St Bernard. I have done a lot of deals and used a lot service providers from people I met at this meetups.

Yes they will outsource it, the question is do you want to manage subs or just use a reliable GC. No right or wrong answer on that. Good luck and I hope to see you around at some of the local meetups in New Orleans.

@Murray Reginald the buy box of your buyers list is the most important thing. The trick to having a solid wholesaling business is to have a broad range of buyers that you can take down all/most deals that are at wholesaling pricing.

@Joshua Amezcua don't worry about everyone else. If you want to get into REI go for it. Find your niche and make it your own, there is plenty of room.

@Kevin Singh wholesaling is a great way to generate income but it's not investing. That is sales and marketing. It can work well with investing though. I wholesale but keep the deals that fit my by box for rentals so the wholesaling business gives me cash and opportunities. If you haven't bought a house for yourself yet I would start by house hacking.
