I invest and wholesale in Greater New Orleans, Baton Rouge and the Northshore. I have 25 properties (34 doors) that I mainly bought using the BRRRR method + a few I bought subject to and owner financing. Insurance is though right now which has hurt cash flow. The houses are affordable though and if you buy right the rental yields can be good.

I would do your first few deals as Joint Ventures. Connect with a local wholesaler doing volume and get them to find the buyer so you can just focus on the deal. Lots of them will help you underwrite the deal so you get the contract at the right price. Once you get a few deals under your belt it will be much easier to build relationships with cash buyers.

The Real Estate Disruptors podcast is great for wholesaling. Steve Trang interviews some of the top wholesalers in the country. 

I like your strategy of putting your assignment fees into rentals. My advice is don't stop wholesaling as it will keep fast cash coming in and also provide you deal flow for your own acquisitions.

Let me know how you go in New Orleans. This is my market but I focus on long term rentals with SFR and small multifamily. I also wholesale properties here so may be able to find you an asset to convert.

Welcome to the community. My advise would be to be pick a market and then start to go deeper into learning about what the best asset type to buy in that market would be.
