You generally need to refinance a portfolio when you deal with these low priced properties.

I allow pets. It makes your house more attractive and reduces vacancy. It does come with some wear and tear so there is a trade off. I don't think there is a right or wrong answer,

I don't because of the cost of maintaining them.

Interesting listing. What is the story with the STR license? Is it zoned commercial or did the owner win the lottery?

BRRRR is awesome. I have done around 25 of them. The key is buying them at a heavy discount so you can add value and pull all your capital out. It is more challenging to cash flow with interest rates and insurance right now so you need even deeper discounts when buying.

 I'm very proud of my New Orleans property; it will be tough for me to sell it one day. Yes you should reply. Don't be defensive but address their concern and show anyone that reads their review that the host is active and cares about feedback. My STR has 1 crazy bad 1 star review that starts by calling our STR a scam but the rest are 5 star reviews. While the review hurts, it hasn't stopped the bookings rolling in.
