@Jesse Collins you have done your best but if the tenants are not happy with the situation I wouldn't keep them trapped in your house. I would let them out of the lease and charge for the time they were there. Not sure about the legal answer, that just seems like the right thing to do to me.

@Joel Di Piazza there are some great REIAs around there so get so get to those. Do your self a favor and figure out which McDonalds Pete Fortunato meets at every day. Lots of knowledge and deal making at that Mickey D's.

@Noah Bacon it's not dead, but not as good as it used to be. I was able to lock in a lot of 30 year fixed debt at low interest rates and get infinite cash on cash return. It's much harder to find deals like this (and impossible to replicate the low interest rates)

Definitely not dead. The interest rates are a flesh wound you need to deal with though.
