@Craig Hormes Government paid rent is a pretty good option in this climate of high unemployment and not being able to evict tenants.

Hi @Adderly Severin, Invest and wholesale in the New Orleans Market. I moved here 2 years ago from Australia. You have come to the right place to learn and network. I also recommend you start going to NOREIA and North Shore REIA when the Corona restrictions are lifted. These are great places to meet people and learn.

@Genna Golden I wouldn't. The fact that you can't evict at the moment and the danger of them struggling to find a job. Unemployment is generous and easy right now but that may change. I would keep looking for a better tenant.

@Lindsay Stewart I love the area. The culture and lifestyle is amazing. Cost of living is so cheap relative to Sydney and the property returns and opportunities is much better than Australia.

@Frank Zondlo you see plenty quotes that high in New Orleans. I have found that there can be huge differences between different companies quotes though so I would get at least 3.

@Jordan Murrell now is always the best time to start. The question is what strategy and what area is best for the current market conditions.

@Kristen Shook I buy direct from seller all the time. You don't need a realtor but you will need a good title company to guide the transaction to closing.

Welcome to the community @Matthew Kurtz. I moved to New Orleans from Australia 2 years ago and run a wholesaling business and invest in Greater New Orleans. There are some good meet ups here like NOREIA and Northshore REIA which I recommend you attend when we can actually meet again.
