I don't think you can say section 8 is guaranteed as when there were government shutdowns you had to wait to get paid. That being said, with the Covid-19 virus and so many people out of work, having section tenants is a real advantage.

@Stephen Kunen contractors are considered essential workers so they can work. Whether they want to put themselves at risk is another story.

Were you able to close @Daniel Purcell? I got mine through 👍. My title company told me Orleans parish may have difficulty pulling titles if they aren't online during this **** down period.

@Tony T. Real estate is a hedge against inflation. I would consider buying more, but would only buy at very deep discounts as it is likely prices will fall in the shorter term. I would go direct to seller and buy off people that need to sell into the falling market to ensure you get a good price. Having good debt is also an inflation hedge as you can pay back the debt in tomorrow's dollar value. It is risky to leverage alot right now though so I would secure some lines of credit against your property and be ready to pounce when the market comes down.

I have a closing on Friday and hoping we don't get ordered to shelter in place. I am in New Orleans and I have a feeling we are going to get this order tomorrow. We already have 200 confirmed COVID-19 cases and 7 deaths and they just started increasing tests in the last few days. If they do make us shelter in place could you still attend a closing?
