I have used Gulf Coast Title in Metairie and TaxTitle.com in Mid-City. They are both investor friendly and very knowledgeable. Tax Title has the edge on customer service levels.

I generally buy direct from the owner so I just ask them for this information when I am analyzing the deal and then speak to an insurance agent when I am doing Due Diligence. Keep in mind if the owner lives there and has a homestead exemption and you intend to rent it out your insurance will be different.

I don't think Haines has all the information for New Orleans as Louisiana is a non-disclosure state. I invest in New Orleans and have used List Source for a variety of lists. You can also go straight to the assessors site if you have a list of addresses from driving for dollars.

Gulf South Title is very investor friendly and located in Metairie. I currently use TaxTitle.com in Mid City as find the service top notch.

I invest and wholesale in New Orleans. NOREIA is a great place to network with other investors and there are smaller meetups on the Westbank and North shore that are good to attend.

If you really want to get the best deals and be in control of the process you should go direct to seller. It will take some marketing expense and effort to get in front of those people but it's worth it.
