@Breelon Bryant yes it will decrease cash flow due to the interest you start paying. It does increase your cash though and the idea is to deploy that money to get cash flow of it. When you keep repeating this you will end up with a lot of properties that cash flow less than your first one but the aggregate will much bigger (plus you will be diversified, have more exposure to appreciation and move depreciation tax benefits)

I think you can do both @Johnny Lau. There are valuable skills you learn investing actively and it can be a great place to start. I think you need those fundamental skills to help you assess whether a syndication deal is good and if the management team is competent.

@Michael Lowe they think they are protecting you. I don't think it's good to try and "win them over" it will sap your energy. Instead keep focusing on educating yourself and taking action. What you will find is in a few years when you have demonstrated success lots of these people will start asking you about how you are doing it.

It is a vibrant city, diverse city and the people are so friendly. I actually rented an AirBnB for 6 months in New Orleans. I brought my wife and 2 young children here from Australia for an extended vacation to experience living here. My daughter went to a Sacred Heart School in Australia and there is one here so the idea was for her to do a semester and experience something different. 2 years later and I bought that AirBnB and still live in and rent the other 2 units out (It's a 3 Plex). I also invest locally and run a  real estate wholesaling business. We are never leaving this city. There is a lot of opportunity for flippers as there are a lot of blighted properties that need to be brought back into commerce. The laws are landlord friendly so its also a good place for buy and holds. 

Real Estate aside the food it out of control good. The standards are so high and the Cajun and Creole spices make everything taste great.

I would start my own business and/or invest in other growing businesses.

@Tracie Janoska you still get to screen the tenants and there are plenty of good section 8 tenants so I don't think you should be to concerned about them trashing the place. The thing to note is that you need to pass the inspections so may have slightly higher maintenance costs. If there is a large differential between section 8 rent and market rent in your area then I would go for Section 8.
