Hey BP community,

I was inspecting a house today and there was lots of pooled water in the backyard. We have had a lot of rain recently but it has been 24 hours and I would expect it to have dried up by now. What sort of issues could I be looking at with something like this? 

There was also an at&t underground cable thing in the backyard (See photo), does that pose an issue? (There is lots of water pulled around that, not sure if the issue is connected)

The best way is to find deals and promote them through local facebook groups, REIA websites etc. When people see you have deals they want to be on your buyers list. When you have a deal you can also pull lists of cashbuyers from places like Listsource and skip trace and call them about the deal. Even if they don't want the deal get them on your database. Networking at REIA's and meetups is a great way to build your buyers list and get to know their investing strategies. Good luck!

Airbnbs are hurting right now. I hope people have been following the rules that you shouldn't buy a property that NEEDS to be an Airbnb for the numbers to work. If you can't turn into a normal rental over this Corona period and the reduced tourism that is going to follow you are in trouble. On the flip side there is opportunity to buy some good deals from distressed Airbnb owners.

@Stone Jin I hope you are joking. Unless a ghost slapped you right in the face and told you to leave the property I wouldn't change your plan. The fact that a contractor told you there is a ghost is hearsay and I wouldn't change a major investment decision you are in the middle of executing because of it.

P.S My house is haunted and it's not that bad. My wife and I went to be bed and started getting intimate and the light went on by itself. We do live in New Orleans so I guess that is pretty normal.

My opinion is you aren't a heavy hitter based on what you do on BP @Robert C. You can only be called a heavy hitter based on your actions and results in the market. If you are a heavy hitter on the streets and you contribute on biggerpockets that is great and there are lots of those people here.

Yes, North Shore REIA is great (https://www.meetup.com/Northshore-Real-Estate-Investors-Association) and there is one on the Westbank on every quarter.

I got my E2 Visa as well. It was definitely a lengthy process and my application was 300 pages and I had about 300 extra pages ready to support my arguments when I went to the interview. It's a great visa and I am now busy building up my real estate wholesaling business so I can start to employee Americans and support this economy.
