There are definitely lots of engineers. I am not one myself but used to run a tech company so worked with lots of engineers. They are generally very intelligent and have a methodical approach to problem solving that would make them good property investors.

It will rebound for sure as the restrictions are lifted and people are legally able to work. It's off a low base so a rebound doesn't mean much unless it is very big. The question is how big will it be and how many jobs are actually lost permenatly? It will take someone smarter than me to answer that.

You should wear a mask and keep the 6 ft distance. Some people may give you push back but if there are less people marketing you should get more cut through.

Had a closing on Monday and got a new property under contract. This was a solid week for me and I am determined to build on the momentum.

In New Orleans you need a permit for these signs (which no one gets). This is why they are called "bandit" signs. Personally I don't use them as there are other avenues to build leads and I don't want to use an illegal strategy. That's just my choice and I don't critisize anyone that uses them.

Drive for dollars and cold call/direct mail those leads if you are budget conscious.

@Tom Vanderlinden if it appraised that much lower you probably didn't want it. You are taking action and are on the right path, keep going. I am sure you have gained lots of experience from taking 5 properties that far through the process. In 5 years you will look back and talk about how these early set backs were the building blocks for the massive success that you achieved.

I spoke to a friend who is a house inspector. He says this is probably where the cable company has their junction box and that could cause the area to hold water. He thinks I should contact them to try and get them to address it. It is likely that the backyard would need some grading so that water drains properly.
