Hey Brandon,

Most ADU's that you will see in major cities are grandfathered in, many haven't been added due to the strict regulations each city has for them. You see them a lot in older parts of Tampa and St. Petersburg.

As for Camper/RV usually against cities regulations to live in them on a residential property.

With construction costs so high right now, adding an ADU may not be worth your money.

1. Is the property in a flood zone? I guess the one risk is that if the market falls, I think a property valued at 489k thats only a 2/1 will drop harder than two 3/2 valued at 250k each. Also, what is your general insurance cost looking like? 

2. Ask the agent to pull comps off MLS or to send you all the comps so you can sort through on your own. Now that you have to pay to be on zillow for rentals most don't syndicate there anymore.

3. Did they replace ALL of the wiring and pipes? or just replace a drain and electrical box?

First of all, I completely sympathize with your position, when I purchased my first home here, the first tropical storm, The BUCKETS (that were taken down and hidden during inspections and walkthrough) in the attic overflowed and began to damage the home. Had to replace the entire roof. I could have sued and probably had a decent case, but I was a broke kid and real estate lawyers require they are paid upfront....

Did the inspector crawl under the home? (My inspector was garbage but that's a different issue)

The appraiser if they had noticed a damaged floor when walking through, could potentially have made that an FHA issue, but since it was only revealed when you started to renovate I doubt they would have. (Appraisers are not going to crawl under a house) FHA looks for very basic things (roof, ac, appliances, peeling paint, handrails)

You should get more than one opinion reference contractors, this one may just be looking to do 50k in work when really some new floorboards are all that's needed.

My experience is why I became an agent.

I hope this isn't as large of an issue as the contractor says it is.

To be honest there are not many perfect properties on the market right now and if there is a perfect property, it will sell so high above appraised value that it won't be a good deal. 

Every property right now is going to have a downside.

I always try to see the best in people, is it possible she was just busy, looked really quickly, and didn't notice those flaws.

It looks like she gave you a very honest answer when you asked her about it.

Hey Ryan,

I think a lot of what you have heard about the competitiveness of this market is true. Especially with on-market or Wholesaled deals here. But I bet there are a ton of doors waiting to be knocked in the Tampa Bay area that won't have any direct competition.
