Good Morning Florida Bigger Pockets,

I am a newish investor in St. Petersburg Florida, soon my current personal residence will be renovated and rented out by the room while I move north to Pasco for a better school district. 

I would love to connect with anyone interested in real estate investing and flipping in St. Petersburg, Largo, Clearwater, Pinellas, Pasco, Tampa, and Hillsborough.

Are you looking for cash flow or appreciation?

If it's going to be a personal residence where you share the living space I would definitely recommend just renting by the room to a roommate instead of Air B N B. After fees and everything, I am not sure you would clear much more than 800 (from a roommate) and that the headache would be worth it. A roommate may even split utils with you.

I have lived in, rented out, and help clients buy single family house hacks in St. Petersburg FL. Rent is so crazy here young professionals are willing to pay 800 a month for a bedroom with shared bath. I wouldn't recommend universities because your investment may get destroyed. I just sent you a message. It depends on if you’re looking for general contractors or individuals to complete certain tasks.

Saint Petersburg is a great place to house hack. Lots of students and young professionals looking for rooms. Not too much multifamily available but a lot of my clients end of house hacking a single-family home.

You could run into issues with appraisal as well, sometimes they only use the SQ shown in county records.
