@Jade Pickenheim I Ammon the same process. They have gas fire logs that don’t have to be vented. It is around 500-600. The cheaper way out

@Nathan G. Usually these illegal aliens are here to work hard, earn a living, send money back to their country. Rarely do they give problems like others. I’m sure they pay you in cash which is helpful for obvious reasons.

I have tenants that paid rent late every month. I charged them a late fee. they were on a month to month lease, so I decided to raise the rent and made them pay every 2 weeks. It is a lot easier on them. And they end up paying $1600 more a year. I work with them within reason, i did years ago have to take them to court, however we worked it out for them to stay and I got my money. It’s a lot cheaper to keep them, work it out financially then to evict, fix up, find new tenants, etc. obviously, all within reason.

You read all the time, these dogs have potential and kill more often then any other dogs.  So have children and get a pit bull!!

I’m in a similar situation. I have a property that can sell for $350k. Purchased for $165k, put in $75k for repairs (all in $250k) about 5 years ago. Here’s more of the numbers:

**Expenses **

NO MORTGAGE

Taxes- $4600

Hoi- $1000

Flood insurance- $750

$445/month

**Rent per year**

24,000 ($2000/month)

In addition, my cpa advised that I can do a 1031 exchange. My question is would you sell it and do a 1031 exchange, or rent it? There’s no mortgage!! What would you do?!
