@Jason D. Are you able to do balance transfers at 0% for XX months paying a 3% fee? If so, that could be a nice way to "cash out" a card.

Keep looking. Wait until the deal that you are comfortable with arrives. the market seems super hot in this area, but prices seemed to have plateaued.

In my area, I am seeing a sellers having to lower their asking price to get their homes sold, despite a shortage of available properties. Those that are not willing to negotiate price are not moving... It does seem that a peak has been reached.

It would be nice to get a few extra bucks a month, but do you really want the previous owner coming to the propoerty whenever he wants to attach/detech his trailer.

@Ernest Rogers I recently went through the same thing with a property I own. Consult your attorney, he can handle all the paperwork. But make sure you have a statement from your Bank that they will allow it. It is okay to put the property in an LLC but the mortgage loan itself needs to remain in your name, as you are personally responsible for it.

@Jonathan Ramos Manchester can be a great place, depending on where in the city. The closer to downtown, the seeder it gets.

Buy it yourself and install it (ou can do it yourself or have it professionally done). When their lease is up, you can charge them an extra 25$ a month in rent, for the upgrade.
Never let tenants buy stuff, it will complicate things when they leave. They may want to take the ceiling fan with them, etc.

@John Hickey Sounds like you have a plan. It is nice to see someone looking to improve the worst areas of a city. It definately takes a special kind of investor.
