 Wholesaling & bird dogging are not illegal!  The bird dog isn't breaking any laws, these are myths or misunderstand of the way laws read.  As long as you use a proper contract between the wholesaler & bird dog, you aren't breaking any laws.  I'm close friends with a RE Attorney & he assures me that neither wholesaling or bird-dogging is against any laws in any states!  That being said, there are wholesale investors out there that don't know what they're doing & because of that they may unknowing or knowingly breaking the law!  I've been doing nationwide wholesaling for several years & never broken a single law doing so.  A lot of people fear what they don't know about.

Hi, I'm a wholesale investor & my partner Stan & I do both commercial & residential wholesaling.  We've been doing it for a long time & have had great success with it!  Our biggest property to date is currently in our pipeline & without going into too much detail it's a trophy building located in the heart of Times Square!  Don't let anyone discourage you from commercial wholesaling as it can be very profitable!  

The payment structures are a little different vs residential for example, the end-buyer is responsible for paying you 1% of the purchase price...I know that doesn't sound like much, but the Times Square property we're selling is worth 1.8 billion, upon closing, we'll be splitting the 18 million 5 ways & I'm still walking away with 3.6M!  

The only problem that most investors run into when it comes to commercial wholesaling is finding a buyer! It's not like you can bring the deal to your typical buyers' list when they're only looking for SFH's or MFH's, but you do have the option to bring the deal to other investors like myself who have thousands of direct commercial buyers & split the profit. This is done by first signing a non-circumvent non-disclosure agreement (or NCNDA for short), this assures that you'll still get paid off the deal upon closing!

Without going into too much detail per sellers request, this very well known building located in the heart of Times Square is without a doubt one of the most desired buildings in all NYC!  If you'd like more info, please call or text me at the number listed below.  This is truly a once in a lifetime trophy property & they're practically giving it away at 1.8 billion!  Who wouldn't like to own one of the most famous buildings in NYC, hell, in the whole US!  Please, serious investors ONLY!

Hi, the price is a little steep considering the demo & construction.  Is it still available?  Can you get the seller to come down in price?  My partner & I are wholesalers too, I'm in RI & he's in DC, give me a call if you get anything you have trouble unloading, we're always looking for inventory.  Half of something is better than losing the contract.  My number is 401-680-0411.
