CAP floor is low 6's on long-term investment grade credit. It goes up from there. Rent increases will help price significantly.

Hi @Andy N. , @Michael Wagner, & @Vlad Kolbas I'm a nationwide wholesale investor of both commercial & residential properties. From time to time I come across ss units, but none of my buyers are interested in purchasing them. Any ideas of how to find buyers when I get the units? I may have an opportunity to get my hands on some soon, but don't wanna take them if I can't move them again! I don't know what to do, PLEASE advise!
I've tried listing them on here, but have had no luck...Someday, I'd like to buy some of my own, but that's not exactly in my 5-year plan at the moment.

Your portfolio is very impressive considering you've self-educated yourself! I'm a nationwide investor of both commercial & residential properties. My companies main strategy is wholesaling, but we do buy n' holds in the DMV mostly & turn them into assisted living & drug rehab centers. Our company & my business partner is based out of Upper Marlboro MD & that is where most of our buy n' holds are.
I always enjoy chatting with fellow REI's & would love to talk shop with you sometime! I'm going to send you a colleague request with my contact info. As far analyzing deals, I'd be happy to share a few pointers! If I were you, I'd venture into assisted living as you can get $700 per room which certainly beats $700-$950 per apartment! I'd be happy to explain how to break into the biz!

Hi,
First of all, I notice you're from LA, where properties are extremely high, so I can see why you're looking outside your market! In my company, we do nationwide wholesaling of both commercial & residential properties. How we do this is we find other wholesalers from each "hot" markets, & offer them a 50/50 split, provided we bring the buyer. As far as advice, before you buy out of state, make sure you run some ads on craigslist, backpage, biggerpockets & social media for bird dogs. If you google bird dog applications & software, you'll be able to find contracts plus a software program that will track the progress of your people to make sure they're doing their jobs.
