Tenant.

It all depends on the class of tenant and subfloor material.  I'm more likely to use wood or some kind of cheaper flooring with give on an upstairs apt with subfloors that give and tile on a 1st floor apt with concrete subfloor that is rock solid.  I'm more likely to use wood and carpet with better tenants and tile/cheap stuff in the worst neighborhoods.

I'm not a fan of the Pergo type flooring that everyone here seems to love.

Keep in mind that short sales usually take longer to complete than a normal sale because you have the seller's bank involved and they may have a set of certain demands.

Yes, they spiked after Trump's surprising win.  I don't know that they will keep rising.

As we know from the election, taxes are not public info and the public sees it only after the taxpayer voluntarily releases it.

We are at the very beginning.  I have signed nothing and we haven't discussed commission.  I don't want or need his help.  I have been presented with a Non-Circumvention agreement that I don't really want to sign.  I may call the seller and get his take before I proceed.

Real estate agents connect buyers with sellers.  I already found the property.  The seller didn't have it listed.  My impromptu mention of the property is now going to cost me a $50k commission.  It's like mentioning a property I want to a wholeseller and he puts it under contract in front of me.  Right?

A real estate agent I know was the listing agent for a building sold a year ago.  I was neither the buyer nor seller.  He called me for a different matter and I asked him for contact info of the current owner of that building.  He called the current owner and came back with a confidentiality and non-circumvention agreement for me to sign.  He's going to take a cut of this transaction which I guess will be priced into the sales price.  Did I make a stupid move by essentially adding a middleman?  Is it customary for him to take a lesser than normal commission since he hasn't done anything?

I disagree.  You're shaking the beehive for no reason.  Most likely they will offer no comment on the beams (they lack training) but will issue orders on other stuff, which they will pester you on after the closing.

You can elect your LLC to be taxed as a corp but I wouldn't. What he said is true but the corp pays tax on its income too. Only in certain (complicated) scenarios is it worthwhile. None of my LLC's are taxed as corps, it's ordinary income for me, I'm a cpa, and things are good :)
