Wherever you can find them! Four units are not super common here. What I have seen a couple times lately are some slightly un-traditional setups where they converted a single family house into 3 units and a casita out back into another, making a fourplex. Honestly, as long as the numbers line up and your cash flow is there, it's still 4 units on the same property. Pretty good deal if you can get that in a neighborhood near downtown where appreciation is on the rise.

Still planning to pick up my next investment property a little later this year after I build up some more funds.

If you're in the position to buy right now I don't see why not, might want to take a look at some historical data for the market you're targeting to see how the values held up during previous recessions.

As other have mentioned San Antonio is a pretty stable bet.

I haven't seen anyone mention San Antonio yet outside of the original post, if you like a low price of entry and a diverse economy, this is also a great option. Many many Texas brands have their HQ here, not to mention the military presence and some of the stability that comes with that. Also home to a lot of medical workers and tech industries, as well as tourism.

For single family rentals this is a great area.

San Antonio is a great area for out of state investing. I've personally worked with several investors from the bay area to find rentals. Some flip single family properties as well.

Have you thought of investing out of state?

Here in San Antonio, you can easily buy a rental property for under 100K cash.

In your market it looks like there are a lot of obstacles.

I would suggest cash out refi for the single family deals, 1031 for another high price multi family.

If you're looking at distressed small multi family in San Antonio for a value-add play, the cash out refi could probably cover that too. We are a much cheaper market than Austin.

Rental comps in government hill, for your pocket and size, would be in the range of 1500-1800, it is a beautiful house I checked out the listing. All inclusive is a different story.

If you look at historical data and compare a little bit, you're going to see how heavily it varies depending on your region. Even certain pockets within your region.

I think here in San Antonio we won't be hit very hard if at all with a crash due to the underlying factors that make this city appealing, and the fact that it's already the most affordable major city in TX.

Which lender are you having issues with? The hard money lender or the traditional bank you're going to re-finance with to get out of the hard money loan? It's difficult to tell off of your post.

I have several hard money lenders ready to go here in San Antonio.
