Providing a microwave would be nice but definitely not necessary, cabinets and countertops look like a decent finish out for a C+ class rental. I would leave it. Looks clean.

Not necessary at all to form an LLC for your first deal. Most first timers just lock it up in their personal name.

200$ cash flow before accounting for maintenance and vacancy? Definitely check out the San Antonio, Texas area. I see deals that fit that profile every day. If you do value-add you can beat that comfortably.

Biggerpockets actually has some pretty nice calculators for you to see potential cashflow, I think it's limited to pro accounts or better.

Areas to consider for long distance rental investing... San Antonio, Texas. 

Why? low cost of entry, lots of potential renters, several different strategies to choose from. Not to mention a diversified economy and relatively recession-proof values. I've seen people here get rental deals done for under 100K, purchase price and repair cost combined. Not too many major cities you can do that in, especially places that are still experiencing rapid growth and appreciation. Just my 2 cents

Alisa, I implore you to check out the San Antonio, Texas market. Many investors from California place their money here due to the low cost of entry, diversified economy, seemingly recession-proof values, and having many options with their strategy.

You could do traditional rentals, you could do Airb&b, you could target neighborhoods near military bases, the options really don't end. If you have a positive experience finding great value-add rental deals, you could even take a contracting team you've built up and have them work on flips for you down here too for extra $$ to put towards rentals!

Biggest hurdle for buying at apartment complex right now is funding! If you're using any kind of OPM everyone is being hesitant or using much harsher terms than usual. Currently working on and apartment deal in south TX.

Which area are you in? Here in San Antonio, Texas duplexes are hard to find and people are willing to pay a premium for them. That would be the best of both worlds if you were here. For top cashflow the more units on that same property the better so 4-plex is a great choice too. Depends on your area.
