I'm Stone, a local wholesaler in the San Antonio, Texas and surrounding areas. 

Right now, I'm looking to expand my cash / hard money buyer list for this region.

I have worked successfully with rental buyers and flippers in the past, very familiar with all of the major strategies.

One thing I'd like to mention is that when having different companies come out and measure the foundation, sometimes the maps and measurements they give are wildly different, which can be a little concerning. Make sure you go with a reputable company, certainly doesn't hurt as others have said to get multiple bids. My guy charges 220/per composite pier and 280/per concrete pier most of the time. 5 Year warranty is also the standard. I wouldn't suggest going with a company that has a "lifetime transferable warranty" because that usually has a million outs built in for them and you will more than likely not be able to get free repairs done in the future if something goes wrong.

Is that ARV accurate?? This looks more like a home run flip deal to me than a rental.

Purchase price + repairs = 59% of ARV, that's almost unheard of.

Hey Jonathan, if nothing else is holding you back right now, funding or anything like that, I would keep hunting and find a great deal.

For advice just be prepared, the people who are able to move the quickest usually win. Have a contractor you can work with to come give repair estimates on the spot, be able to pull accurate comps yourself or partner up with a realtor in your area and have them run comps and come up with an ARV with you. If you don't have a lender yet and you need one, line that up as well, preferably somebody who can move quickly and give you a loan terms sheet on a property in a timely manner.

It could be argued that this is an odd time to flip a house but conversely, not a lot of people have rehabs going right now, so if you get started and finish when things start returning to normal you will be one of the only available options. Less competition is quite a benefit. Best of luck to you on your investing journey.

It has to be said, the majority of investors are slowing down, especially when it comes to acquiring new properties for their investment projects.

My question is, what are you waiting for to return to business as usual? What sign or metric will tell you that it's time to start buying again?

Is lending the biggest issue? I am in the San Antonio, Texas area but answers from elsewhere are also welcome.
