Jump right into real estate... If you have that fire inside you and you're willing to learn and work hard, you will learn quite a bit along the way, and be able to apply it as you go.

I would definitely check the HOA to see if multi is allowed but either way, having a new build with that type of surrounding value, you're looking at great cashflow for your rental, and a sky high resale value down the road. Plus perfect condition from the start, likely no repairs for a while.

Looks like a great deal! I don't know how everyone can be making comments about the rehab price when all that is shown is a glimpse of the front of the house. Did I miss something? If the rehab is anything within 30K that's a deal for the San Antonio area.

Looks pretty good. First time saying that right off the bat on a calc analysis. 50K rehab seems a little high for a DIY project? Material cost may vary in your region vs mine of San Antonio, Texas. How is the foundation?

Yes. I have gotten lots of feedback from about a dozen different lenders that they are sticking to 65% LTV. That's in regards to wholesale deals, single family to commercial. I work primarily with hard money lenders in the San Antonio and central Texas areas, but I have heard that same feedback from lenders that operate in many other states as well.

Looks like a joke but then again he did lay off quite a few people. You never know.

May be worse in his markets. In San Antonio, Texas things are still going alright!
