I'm with those guys.  $100 seems steep but that area is booming and gentrifying.  Depending on the house you build I'm sure you could get your money back but be sure to do your home work.  It's going to have the smell of gambling but you should be o.k.

What state are you located in?  I know a great RMLO that works with private lenders as well here in TX.

You know, we look a lot at cost and service.  Some Title companies charge an arm and a leg but don't provide very good service.  

Ask other realtors their experience or go to meetups and meet some.  They are almost always there.  We use Five Star Title in Seguin a lot (they have offices in San Antonio as well) and they always take our calls and make the process super easy to work with and get answers from.  They are family owned and have always taken good care of us. 

If you're looking for a bigger outfit I use a couple of others here in SA.  Let me know and I'll be happy to refer some more.

I'm here in San Antonio.  We do around 120 deals a year.  Everything from wholesaling to flipping.  But mostly owner finance deals.

San Antonio is a booming market and this does make it hard to find reliable contractors.

Also, check out Facebook Events.  There is always something going on.  Then find the group sponsoring it and follow them to keep up with what they do and when.

I sort of feel like dollar cost averaging happens in real estate as well.  Keep buying consistently and it will all work itself out.  By no means get into a bad deal.  But if you find a good deal don't psych yourself out of it trying to predict the economy.
