I've did my license and the majority of CE at Champions School of Real Estate.  They have online classes too. You can also call them and they can translate the TREC website and tell you exactly what you need to do to get licenced.  Who not how, right?! =)

I really like the Cache team (Aaron Kapp or Robin Morton in particular) when it comes to 203k loans.  And I agree with the consensus that you need to find money first and foremost.  

I just went to BPCON2021 and there was a breakout by a guy named Chris (I think).  He had a great suggestion of having a "Bank Book" to take to banks.  It included a Bio, Credit Score, Successes, references, Propositions, and your Portfolio.  Just the get them something to look at and to show how prepared you are.

Finding workers sucks right now.  I have a team that I keep really busy and even with that they're dropping like fly's right now or demanding more money.   Outside of that team, everyone is slammed.  With refi's at an all time high a lot of people are getting out tons of equity and doing major home remodels/repairs.  And the general public just pays what they quote.  So wouldn't you do that job instead of haggling with an investor. 

My theory is fair and consistent.  Yes, we've had some turnover lately but they know they get paid on Friday and that does go a long way.  Plus, with "deals" being harder to find I've slowed down a bit and focused more on buy and holds to allow my networth to rise with this tide.

I've got all kinds of boots on the ground here in SA.  If you need some recommendations shoot me a PM. 

The important thing to me is to find a GC that knows the difference between a flip rehab and a rental rehab.  That's a big difference.  And that they communicate on what they can predict as near future capital expenditures.  Ex.  They AC works but might die soon.  That'll help you run your numbers.  

I also work closely with a great inspector.  He will of course give you the gloom and doom on the report but he gives me a more realistic run down on a phone call after.  I like to use him as well because he catches a lot of things a GC won't.  Plus, you can use that to confirm what a GC tells you.

I've got Propelio and they have a list compiler as well.  I haven't' used it much but it's an alternative.  As for brokers...I'm always leary of them.  Just seems like they compile a list and sell it a million times.  Thus creating your competition.

During a podcast Brandon told the story of how he used/uses onlinejobs.ph to find VA's. I'm at the point where I'm flat out in the weeds and decided to search one out. I put a quick ad up and got 100+ applicants in a matter of hours. I'm looking for someone to help with data analytics, quickbooks reconciling and such, CRM management, transaction coordination, and basically any other task I can outsource. So I can't say I'm looking for an extremely specific skill set but none of it should be highly technical either. More of a catch all for now.

Does anyone have any advice on particular talents or experience that you've found particularly helpful?  Any vetting strategies that have worked for you?  Any help would be appreciated.

Well, it wasn't for me.  It was for one of my tenants.  They did ask how many months they were behind, which at the time the weren't.  So, I filled it out stating that.  For some reason they sent me two months worth of rent.  So she's been good for the past two months.  The check was mailed directly to me (the landlord) but I'm sure she's received notice that the payment was received.  My advice is ask your landlord or payment processor if they've received the payment.

I've had a few of my tenants apply for rental assistance.  All I know is that I got a check for a few months rent and applied it to their account.
