 Nothing new that I am aware of. 

Timing is the name of the game when it comes to getting things rented quick. I would also add, don't just focus on the students. That was my initial strategy and I found it was much more beneficial to just stick to the basics, good quality properties at the highest rent possible for the area I am buying in.

Hey Katie. Welcome to BP. 

Based on conversations I have had with our PM and Realtor, the market is still a bit saturated right now. It does sound like the situation is improving though. 

Most of the student rentals closest to TTU are single family homes in the Tech Terrace area or condos and apartments in North Overton. 

I am sure there will be investors that disagree with me but for the money and current market rent, I don't see duplexes as a very desirable choice. Also, I don't know of too many duplexes that are really close to the school. Most of the student occupied duplexes are in the Lynnwood area on the northwest side of town, which were built back on 2003, if I recall. There are some brand new units being built but the prices seem inflated to me. 

All that being said, I have found single family homes in the $100k - $130k price range and our four-plex to be the best deal. 

@Jordan Sutherland might be able to provide some additional input though.

I have been wondering the same thing. I am guessing there are other options other than Acrobat. Interested to see what others have to say.

We have seen the rental rates increase on all of our SFH's the past two years and our multifamily is getting the best rent possible for the area it's in.

It's no surprise that the rates in Midland are climbing higher than Lubbock....for right now. How did the two markets compare in 2015-2016 during the down turn? I would bet that the rate chart for Lubbock is much more stable than Midland is.

We have had great experience with Justin at Location Rentals. Him and his team got us out of a major jam we were in with our previous PM company. Also, I would highly recommend 

@Jordan Sutherland for realtor services.

I second Location Rentals. We got into a bad situation with our former PM company and they really helped turn things around. Most of our rentals have college students in them as well.

My wife and I are also out of town investors, live in New Braunfels and invest in Lubbock. Her family lives there and are a great asset as boot on the ground. We just got back yesterday from meeting with our new PM company, Location Rentals. So far I have been impressed with their professionalism and  the systems they have in place. If needed, I can tell you what PM company we are washing our hands of. 

Our first handful of deals did not really have a value add component but we both realize that is the next logical step.
