I second Location Rentals. We got into a bad situation with our former PM company and they really helped turn things around. Most of our rentals have college students in them as well.

My wife and I are also out of town investors, live in New Braunfels and invest in Lubbock. Her family lives there and are a great asset as boot on the ground. We just got back yesterday from meeting with our new PM company, Location Rentals. So far I have been impressed with their professionalism and  the systems they have in place. If needed, I can tell you what PM company we are washing our hands of. 

Our first handful of deals did not really have a value add component but we both realize that is the next logical step.

@Tyler Clearman I agree with @Jordan Sutherland, the Lubbock CAD and GIS maps can be very helpful when doing property research. 

Have you seen the property in person?

Couldn't agree more @Austin Hughes. I am working on growing my team outside of the support system I currently have in place. If it weren't for that and living there for 10 years, I'm not sure how comfortable I would be at investing from a distance.

Hey BP-er's! Just wanted to see if any Lubbock investors had a recommendation on property management companies. This would be my first property and I am trying to decide between self management and hiring a company. Also, I don't live in Lubbock, so that is an additional consideration. Thanks everyone!

I am in the same boat, ready to buy, just need to find the right place that fits my criteria and that's within budget. From what I am seeing, the few properties that hit the market are snatched up fairly quickly, even faster for off-market deals. 

One of my main issues when analyzing has been estimating the monthly rental rate. I am seeing everything from $1,000 - $1,400/ month in the 3/2's that I am looking at. 

If you are up for some rehab, adding bathrooms, etc., that opens up some additional inventory to analyze.
