 You are welcome. Keep in mind, you are only limited by your imagination and creativity. Sometimes you can partner up with someone who has more money than free time or find a seller financing opportunity. Keep saving but also keep exploring less conventional financing options.

As mentioned, it can be hard to get good cash flow on properties directly around the TCU area. Growing up in that area, I wish I had purchased everything I could around there about 10-15 years ago. I'd probably be typing this from a beach somewhere. ha ha. 

That being said, depending on many factors, the benefits of being closer to campus might outweigh higher cash flow. There are some pockets of Riverbed and River Oaks that are turning and I feel Westcliff is a good play. I can't talk much about Alrington so I'll stay in my lane there. Hey @Tom Dempsey, my advice would be to find a brokerage that can provide you with a good CRM to help with follow ups and transaction management. There is no sense in trying to find or create your own system when you should be out generating business as a new agent. A company that offers regular training opportunities is also a must. Things change too quickly in this industry and knowing you have a resource to keep up to speed is critical. The way I look at it, if the broker is knowledgeable, ethical and provides all the tools I need, I can focus on the handful of things that drive business (which is the best use of my time).

@Griff Robles Given the extremely high demand and lack of supply, rentals are going quick and for a premium. Based on the planned grown for our area, I feel property in that area would be a good purchase. Assuming it's priced right, as @Michael Vinson mentioned.
