@Kory Devers welcome to BP! Many of us would not be where we are today without the help of this site. Getting the first deal done is always the most stressful, in my opinion. After that, acquiring larger properties and doing flips won't seem as out of reach. 

Lots of opportunities here in TX, not only in some of the larger metro areas but also in the areas surrounding them.

@Pj Arora I personally think there are still opportunities out there for small mf properties that are personally owned and are too small for the syndicators. As stated above, these small mf's are scattered all throughout the DFW area. I would also start identifying opportunities in the outlying areas as well.

Hey @Yong Lai. I have someone I would personally recommend and will send over his information via private message. As others have stated, the upfront vetting of a PM is key. I know I have been on the receiving side of poor management and it can kill your business.

Sorry to hear you are having trouble. Based on my experience in that market, extended vacancy is almost always linked to bad management. Demand for quality rentals has always been steady and consistent, leading to low vacancy rates. Do you have an option to bring a new company in?

@Nick Premer is this for residential or commercial property? Justin at Location Rentals is who I would recommend for residential PM.

Based on the details provided, I would advise that your daughter-in-law get some sort of paying job asap, get a few months of work history built up and then speak with a lender. At that point, they will have a much better idea of what financing products are available to them and what a realistic budget would be. They can then begin working with an agent to figure out what areas would be best an if a house hack would be possible.

@Andrea Moses from what I have seen, you should be able to get a very basic policy for around $100 - $125 per month. If you need a recommendation on where to start, just let me know. Best of luck!

 @Michael Mendez and I were actually just talking about how much we liked investing in Lubbock, so you have a biased audience here. That being said, it has proved to be a very stable market where cash flow is still obtainable.
