Based on the details provided, I would advise that your daughter-in-law get some sort of paying job asap, get a few months of work history built up and then speak with a lender. At that point, they will have a much better idea of what financing products are available to them and what a realistic budget would be. They can then begin working with an agent to figure out what areas would be best an if a house hack would be possible.

@Andrea Moses from what I have seen, you should be able to get a very basic policy for around $100 - $125 per month. If you need a recommendation on where to start, just let me know. Best of luck!

 @Michael Mendez and I were actually just talking about how much we liked investing in Lubbock, so you have a biased audience here. That being said, it has proved to be a very stable market where cash flow is still obtainable.

 You are welcome. Keep in mind, you are only limited by your imagination and creativity. Sometimes you can partner up with someone who has more money than free time or find a seller financing opportunity. Keep saving but also keep exploring less conventional financing options.

As mentioned, it can be hard to get good cash flow on properties directly around the TCU area. Growing up in that area, I wish I had purchased everything I could around there about 10-15 years ago. I'd probably be typing this from a beach somewhere. ha ha. 

That being said, depending on many factors, the benefits of being closer to campus might outweigh higher cash flow. There are some pockets of Riverbed and River Oaks that are turning and I feel Westcliff is a good play. I can't talk much about Alrington so I'll stay in my lane there. So it is possible. However, he has a very established relationship with this bank and the terms are much different than conventional financing. I would personally budget 25% for a downpayment on conventional. You might be able to find something lower with less conventional financing but that is a whole different conversation.
