Colorado Investors - I'm wanting to connect with a local home builder that would be willing to build in a tertiary market 1-2 hours outside of Denver and/or Colorado Springs. Do you know anyone? I'd greatly appreciate an introduction.

@Sonam Jessica I'd recommend looking into both and just seeing what works best for your situation. I'm happy to help look into the pros and cons of each one. But, yes you can do either one.

@Account Closed I'd also offer that you need to ask yourself how much you want to actively be involved in the investing. Do you have a full time job? How much capacity to you have to be actively engaged in the investment? You also need to ask if you have any type of team that you can trust and rely on if you intend to look outside of the market that you live in. If you invest out of state, you either have to build your own team (which takes time and can be challenging), or you have to find a team that you can trust. 

There actually may be some strategy involved without having to reach too far into a crystal ball. Think about it: COVID has forced a lot of businesses to do more remote work which means many people can work from anywhere they want, as long as they have internet and good cell phone connection. Also with that comes the idea of people wanting to get away from the big city where there is more of a chance for exposure. So, where do people want to go to get away in Colorado where they can still have all of the basic needs met, where they can do their remote work, and they can also enjoy the space and benefits of their location? I'm thinking short-term to mid-term rental markets that aren't too expensive yet to get into. Anyone? Any ideas?

@Stacy Voss I know of one that will probably be looking to do that next Spring/Summer 2021. The Veterans Community Project broke ground in Longmont a couple months ago and they provide tiny homes for homeless veterans while they get back on their feet and help them find employment, etc. One of the things they will be looking for are landlords in the community that can provide housing as they transition out of the tiny home community. I can connect you with their team if that’s something you’d be interested in.

Thanks for the insight @James Carlson. I'm curious if the impact from COVID may help change cities' opinions towards using investment properties for STR's, as there is a health concern element to staying in hotels/motels where there are definitely more risks involved in exposure. I just read an article in Forbes that predicts the uptick in short term rentals being used for family vacations where people can still "get away" and not have to travel via airlines and stay in hotels, but still have a nice place to stay.
