@Chris Bogataj Probably the biggest question is can you qualify for the loan if it is only in your name? Do you have the income, DTI, credit, etc to support a loan in your name only? If so, you should absolutely only put the title and loan in your name.

@Pras Lee I’d probably say that Aurora will be your best bet for price to rent ratio. Most of the other areas you mentioned have an average price point that’s higher and won’t make for good cash flow.

@Joseph A Gonzales you would only be able to buy one property using the VA loan because you have to live in it for a year as your primary residence. And you probably wouldn't be able to get a second VA loan in the same location because you'd probably have a hard time convincing Veterans Affairs that you had to move to a different residence in the same city. You would have to prove that you had some major life change that forced you to move. The VA does not look at this program as an investment tool, they look at it as a benefit to get into a primary residence so they won't let you use it multiple times in the same location.

@Ivan Pesic More importantly will be your team. I'd start there first. You need to build a great team that will help you along the way. If you haven't read David Green's book about long distance real investing, you should. Once you have your team in place, you can then start focusing in on the market.

@Steven Tawresey That is an awesome story! Congrats! As you start to scale and do multiple deals, private money will become your best friend. Start working your network and tell everyone you know about what you are doing to start attracting private money lenders. Then you will also want to creat a great relationship with a local mortgage broker that can help you get the best terms when you want to refinance out. Let me know if I can help in any way.
