@Spencer Abeyta As Colin mentioned above, you'll need to start getting leads directly from motivated sellers. This means you need to start doing direct marketing to those home owners. You can do direct mail campaigns, cold calling, SMS campaigns, or just go driving for dollars and try to find that diamond in the rough. It definitely takes some grind and hussle, but it is doable for sure. 

The other option is to try and get your name on every wholesaler's buyer list in the area so you are getting their off market deals sent to you. Good luck!

@Esther Kim I'd also explore the option of doing a cash-out refinance on your current home as well. You may get better rates than a HELOC and if you are going to rent out the property, you can have your tenant pay the new mortgage for you. Using a 30-year fixed rate conventional mortgage at a time where we've seen some of the lowest rates ever is a good bet in this competitive environment, plus a great hedge against inflation!

@Spencer Rafii You mentioned at the beginning of your thread that you have found lots of resources to identify good neighborhoods for investing in rental property and am curious what those are. Would you share them here in this thread? 

Also, have you seen Niel Bawa's methodology for identifying neighborhoods and markets? It's really good!

I can send you a great attorney contact for getting an LLC started and @Linda Weygant comes highly recommended for a CPA - she does amazing work for me and my business!! I'm making an assumption here, but she could probably help you with your LLC as well.

@James Cherry Curious why you want to get lending through an LLC verse getting the best rates you possibly could through Fannie Mae / Freddie Mac conventional financing? Have you reached your loan limit for conventional?

@Candice De I think the approach that @James Carlson is taking is spot on! It's like playing monopoly, but for real! Buy 4 houses and trade them in for an apartment complex! Or in your case, buy one duplex and trade it in for something double in value. That's how you build wealth.

@Alexander Mears Agree 100% that Colorado is awesome and I totally know why people are moving here to live. My question is more with respect to the folks that choose to live elsewhere outside of Colorado, but choose Denver and Colorado Springs as their location to invest in from out of state. What's their reason? Is it purely an appreciation play?

@James Carlson I'm curious what you are seeing with respect to the out of state investors that are choosing to buy here in Denver. What is their reason for investing here? Are they purely buying and hoping for appreciation? Seems to be a little risky, as I don't see most properties cash flowing here, unless you are house hacking or renting by the room. What type of property are they buying? And what area of the city has been the focus?
