As far as I know there is no such software because LTR and STR couldn't be more different. Just for ease of use you'll probably need different software for each strategy.

Metro girl here...born, raised, and bred in Oklahoma the first 25 years of my life! I can't imagine there being any difficult regulations, this is Oklahoma for pities sake, but I would double check. As I'm sure you can imagine there isn't much tourist demand, but there are lots of people moving in and may need a brief stay as they are looking for a more permit place to live. Also, there are lots of conferences downtown and as already mentioned traveling professionals. To be honest I could see a MTR going better than a STR so you could try both strategies.

You definitely need Anderson Advisors for this! Your best option would be to just become members since it sounds like you have a number of things that would need the attention of an attorney. We're members and have loved working with them!
Also, so long as nothing has changed recently you don't need a WY LLC for a FL land trust. Florida is the only state that has asset protection built into their land trust, which would give you anonymity. Check with Anderson but since your mortgage is recent you shouldn't have to worry about the due on sale clause....which is such a rare case it's not even funny.....since the person holding the mortgage would have 50% ownership of the trust.

I know somewhere in DC there is a county line, and on one side it's a whole lot easier to have a STR then the other side.

I would definitely call the local township and get some answers. Might take several phone calls and pushing to get the right person, but someone should have the answers you need.
