This is a hard one! We just recently faced this, but the HOA included even LTR! Usually, a license does not pass to the new owner even if you sell the entity etc. with the property. But it might not hurt to check with an attorney or someone familiar with STR real estate to help you out.

If you can't get a permit wouldn't that mean you can't have a STR? The only way a STR is grandfathered in, is if the property was already permitted and set up before the regulations went into effect.

If reviews are a hang-up, I'm wondering if you have sold them on your company enough. There are many many pain points to having a large company run your STR, so the reviews should be closer to the bottom of the list.

Airdna is the best data out there! Of course, the paid subscriptions are the best especially since they have data for the last 5 years. Be careful with the free sites since they only have true data for 3 months and then guess at the rest of the year. But Airdna gets their data straight from Airbnb and VRBO and is 95% accurate every year when they compare numbers with Airbnb. There's a reason the software is so expensive!

If you need help analyzing a property, feel free to reach out. Sometimes, especially if this is new for someone, getting another person to run numbers helps.

People in very seasonal markets switch to MTR in the off season and do extremely well. I'm not exactly sure what you have in mind, but I know hosts keeping up with the current trends seem to have a plan in place for their seasonal STR.

We haven't done the subscription either due to our market being mostly Airbnb. But when it comes to rankings, I've heard numerous people say once they mastered Airbnb and applied the same principles to VRBO their rankings came up.
