Would love to give you some insight since I help new hosts on here with their listings quite often, but I can't find the link to your listing. From the other comments I'm guessing it was originally up and then BP must have taken it down (insert eye-roll emoji). Feel free to DM me the link since I would love to take a look at the listing.

I can't imagine a SFH being considered commercial and wouldn't be sold as such. So, unless someone really wanted to cross hairs, I can't imagine it being a problem. I would worry more about the county/city/HOA requirements a property would have, very few covenants are pushed through in certain areas and for some reason I can imagine you would be fine.

We didn't get the email either but would probably opt out.

Tap into Anderson Business Advisors to set you up perfectly, not only with a partnership but also with taxes. They've helped us do an LLC with a partner and made sure we were set up correctly in all aspects!

If you're interested there's a couple STR operators in NJ I could connect you with. I'm not totally sure if they would cover the are you're interested in, but if not, they may know of another operator in the area.

I have never heard of her before but recommend a number of other STR designers. Unless the designer has a good social/online footprint with designs I like, I would think twice before hiring them no matter what others say.

To help guesstimate numbers I would be interested to know square footage, number of bed/baths, how much remodeling is needed, info about the outdoor space, and where the property is located. Otherwise, is too hard to know for sure how much a property might cost to prepare for a STR.

We don't use the option, but we have the setting in our PMS. If you use a PMS, look to see if you can set the preparation time in there or check and see if Airbnb/VRBO gives you that option as well.

Yeah, Hospitable doesn't have the feature and I'm trying to see if there's an easier way to do this than by switching. What PMS are you with?

I think Hospitable is coming out with that setting soon, but when that is who knows. :/ We use Jurny PMS.

From what they say, they are releasing an update soon that will allow it, but that it will not apply to VRBO. ]

How do you like Jurny?

Absolutely love it!
