We also pay outside of Turno. Our cleaner sends invoices, and we pay through the link.

My PMS already has this built in and I know many others are working on the same idea. It may be a good idea but I'm not sure how long it's self-sustaining.

All depends on your viewpoint and understanding of the STR strategy. None of us investors what to lose an investment property either and have no problem changing strategies to make sure the payments are made.

Many many investors have started with a HELOC on their residence, but with a plan on how to pay it back quickly. For many myself included, it was about the only way to get into real estate without waiting until we're 70. Then we would only afford a dump due to the rising cost of real estate and value of money dropping.

This question is very market specific and how you do your taxes, but we always suggest that an investor has multiple strategies on a property. Although at this time it's very very hard to find PITI that isn't higher than the monthly rental income.

Saw you did try this, so I'm not sure since resizing is what always worked for me.

Have you tired resizing it just to resize it? Even though a photo is within the sizing limits, sometimes just resizing it for the sake of whatever the software is throwing at you, finally works.

Could you possibly have the property right outside city limits? Sometimes if you're willing to widen the area you're looking in, another way is possible.

If you're in TX, you shouldn't have to worry about connecting with a licensed real estate broker. Call the real estate commission and double check, but TX looks at STR like a hotel and does not hold it to the same standards as a LTR PM, which would need a real estate broker license.
