I came across a reference to some Arkansas-specific forms offered in a package by a site called mrlandlord.com. Has anyone used such packages? If yes, do you recommend them?

 No legal requirement to accept cosigners.  I would guess that you could put that in your ad too just like you would put "no smoking", "no pets" or "no evictions".

 Using Google Voice makes a lot of sense. I just don't quite understand how you can use that to screen out students with co-signers. Unless--are you suggesting you use a voice mail message that says "no co-signers"?

 Diane, I live and have rental property in Fayetteville, so can appreciate your comments about pricing. I’m not looking to add right now but probably will in early 2017.

Springdale could be a viable option depending on your price range. Understand that MANY of the renters in that town work in the poultry and manufacturing plants which will likely limit what they can afford.

Your best options in Springdale will be based on school districts. HarBer Meadows is of course among the best, but you’ll pay a premium price for property there. You might be better off looking at Rogers. Bentonville and Centerton are rapidly becoming too high-priced to make it worth your time to travel up there to check properties unless you can accumulate several.

Let’s go back to Fayetteville. Have you looked west of I-49? The infrastructure has been significantly improved in recent years, and the expansion of the bike trails on the west side helps too. Anything around/west of Rupple Road might be affordable. Also the neighborhoods just west of the Wal-Mart Supercenter on Hwy 62 could be an option. That’s 2 miles or less to the university and consequently appealing to many.

 I had this issue the last time I advertised for tenants. This time around I'm using SmartMove so the applicants have to pay the fee online and I don't have to deal with it. Perhaps somethinglike that would work for you.

 That's an intriguing idea, Yvette. How do you suggest I do this without answering or returning calls?

 I'm sorry to hear you're going through this. Glad to know you have a speedy court date and will hope fot the best.

I understand not wanting to be "that landlord" with "that house" in the neighborhood. Your comment about people in the yard walking out to cars stopped in the street reminds me of the house next door to my rental. We used neighborhood watch to record tag numbers, times, and details, and got the drug task force involved. BIG bust, and the neighborhood was happy.

 Nick, I absolutely understand your anxiety. From my perspective, I'd say you've certainly done your due diligence. There will always be "What if...?" questions. 

Most recent dog attack I've read about locally involved a Chihuahua. Go figure. <smile>
