It seems your friend/lender is making a good amount of money for a 30 day loan if you are "doing all the work".  I would review that before proceeding so everything is fair.  JMO.

How many more semesters do you need before finishing is what I would consider. If you are almost done then I would keep going.  If you are in your first year maybe not, or change your major to something that you can fall back on if RE investing down the road is not enough for you.

Have any of you formed a revocable living trust with an online service such as NOLO or Legal Zoom?  I am considering doing the trust myself instead of hiring an attorney, since  my situation is simple (no kids, etc.)  Please give suggestions/feedback on if you did the trust yourself without any issues.  I know the basics of this as I need to file it with my county, etc.  Thanks.

I'm in a major college town - University of Florida.  Properties near campus are expensive to buy, but they get good rents.  I was in a "dump" once and saw a rent receipt of 1800.00 laying on a dresser.  I was amazed.  Most of the landlords lease for 12 months here.  The only issue I see is getting in the game cheap enough and the competition to get something close to campus when it is well priced can be difficult.

Let me know if you figure out the health insurance thing.  We don't have any insurance -  the "affordable" care stuff was anything but.  I want my old plan back which was a BCBS major medical enhanced plan (115.00 a month) that unfortunately went away a few years ago.  I have not found anything reasonable for self employed people.

Can you give us an update when you return on your opinion of investing there?  Beachfront areas, etc. ?  I'm wondering how many years it will take for the place to turnaround.  Thanks.

So sorry to hear about those "pigs."  Did they live there long?  I would have the PM inspect 2 or 3 times a year going forward.  Also, consider property close to where you live so you can drive by at night and see what cars are parked there if you suspect additional "pigs" may have moved in.  Amazing.

Hi All,

We are rehabbing a house on a 1 acre rectangle.   There is little or no grass.  It is too expensive to sod the entire thing.  We are thinking of sodding a perimeter around the house, and adding bushes and bark close to the house.  Thinking of going out around 20 feet with the sod from the house.

Not sure if we leave the rest of the yard as is which is mostly dirt with some "natural" ivy/weed type stuff if this will look bad.  Have not looked into the price to seed where we do not sod, so don't know if that is a viable option to add curb appeal.  

The yard does have some nice mature trees in the front and bushes that run on each side of the property lines in the front. Any landscape suggestions/advice/opinions from anyone that flipped a house on a large parcel would be appreciated.

I think right now is a good time for you to go on a 7 day cruise where your cell phone will not work.  LOL.

At the very least, I would never use that brokerage again and blast them with a bad review online.
