Most of my transactions have involved a walk through by the buyers on the morning of the closing or the day before, so I find this pretty normal. Of course they are going way over the top with their multiple walk-throughs.
In some cases the buyers want to make sure the sellers are pretty much packed so they will be getting possession at closing without a glitch. I have had sellers delay my buyers by not having their stuff out even though contract said "possession at closing." A classic was when the sellers were still packing several hours after closing and I was there with my buyer waiting and they had the nerve to ask if we minded if they took showers before driving off. I feel your frustration, but I can see both sides of the issue.

What is the estimated time to complete the flip? Is the GC going to be tied up for 1 month, or 4 or 5? If this is something basic and he is out in a month or two then he's probably going to be ok with it, and since he "agreed" he must be.
We had partners on a flip before and as the GC we were paid an hourly in addition to our profit split. Since I am directly involved in both sides of the business (Realtor and GC) my personal experience is the contracting side is more difficult and stressful.

You could work on a team of a RE top producer and possibly be the transaction coordinator for all of the team's deals. This will surely pay more than the sandwich shop, and you can most likely still work on your own deals while gaining a salary from being the coordinator. I did this for a while and it helped supplement my real estate commissions.

Hi Everyone,
I am in the market for a new cell phone. I have a Samsung Mega that is getting old and want to most likely stay with Samsung but get something a little smaller. Please give me your suggestions on a phone you like and are using in your real estate investing biz. I had an i phone before and am not a fan, so this post is going out to the "non apple" people.
I want to keep my costs down as well, so any suggestions on where you have found a good place online to get a phone? Currently with AT & T and not on contract any more.

First, check every book for any money stuffed in between the pages.

I would go flat fee and consider 3% going to a buyer's agent. If it is priced well and on MLS it will sell. Save the money if you can. Close at a decent title company and you should be good to go. Consider using professional photos for the listing. That may be worth the investment. You are not being greedy in my opinion and I'm a real estate agent.
