I'm an Agent/Investor and I say try it for a few weeks and see if you get any hits. If you priced it right and know your comps that is the most important. Sure you will get more exposure on MLS but even I will try Zillow only with my flip to see if I can save 3% that I would pay to a buyers agent. I will try it for 2 weeks and see what happens. Nothing to lose unless you are in a big hurry.

I sent out printed letters and not very many of them (less than 100) and I got a hit that resulted in a sale and we are rehabbing to flip at the moment.  Now, I could have gotten lucky this time, but I will only send out a very simple  1 paragraph printed letter moving forward.  I think hand written is kind of unprofessional, just my opinion.  Also, if I am a distressed seller I would want to sell my house to someone that can afford a printer, LOL.  So you can look at this different ways.  What ever works for you, go for it.

I would vote no on partnering.  Reason being is we had a bad experience and lost friends over it.  We partnered on a fix and flip.  When the market crashed we were at the tail end of the rehab.  I listed the property and we had no offers.  Partners could not understand the shifting of the market.  It did not matter what I did or advised of the situation.  I finally "fired" myself as the listing agent on our own property.  Partners then hired the town's "Super Star" Agent.  Same results - NO offers!  Duh - try lowering the price.  No they didn't want to lower the price.  Heck no - we need to make mega off of this flip.  

I'm sure they realize now that I was not responsible for the market crashing.  Too late, they ended up buying us out and put the property as a rental.  We lost a friendship over this unfortunately - but it was their choice, not ours.  So again, I vote no on partners.  Too much drama and stress.

Before really getting into real estate and construction, we did the Rich Dad, Poor Dad coaching.  I would not pay for it again.  The books are great and enough in my opinion.  This was almost 2 decades ago.  

All you really need to do is break down what you want to do in small pieces. First I would decide exactly where you want to invest in RE. Pick a few neighborhoods. Learn the prices in those areas really well. Once you know the price per sqft for something updated verses not - that would be a good starting point. Become a numbers "expert" in a few key locations. Get your real estate license if for anything to have access to the MLS and to be able to let yourself into the properties on your schedule. All this is is a numbers game. Just my 2 cents.

Village plumber's son poured thinset down the shower drain and the entire shower floor had to be jack hammered out.  Wonderful!
